Estate & letting agents

Websites and business systems for independent property agencies

The portals already handle property search. Your website has a different job — winning instructions from sellers and landlords, and getting those enquiries into a system where they are actually worked. We build both ends of that.

The starting point

What your website is actually for

Most buyers and tenants find the property on a portal. That is not a failure of your website — it is how the market works, and it is not going to change. What it means is that an agency website judged on property search is being judged on the wrong thing.

The valuation enquiry is the valuable one

A seller deciding who to instruct is worth far more than a buyer browsing. That decision is made on your website, not on a portal — on whether you look like the agency that will get it done.

Landlords are a separate audience

A landlord weighing up whether to let at all, or to move management, is asking different questions from a seller. One combined “contact us” form serves neither of them well.

Trust is doing most of the work

Fees, process, who actually handles the sale, what happens after the offer. An agency that answers these plainly on the site spends less of the valuation appointment defending itself.

Speed of response decides it

The agency that calls back first is very often the agency that gets the instruction. That is an operations problem as much as a website problem — which is why we build both.

We are not proposing you compete with the portals.

A property search on your own site is worth having and we build them, but it is not where the return is. The return is in the enquiries that decide who gets the instruction, and in what happens to those enquiries in the twenty minutes after they arrive.

Enquiry journeys

Six ways in, each one asking the right questions

A single contact form flattens six different conversations into one. We build them as separate journeys, each capturing what that particular enquiry actually needs — and each arriving as a record rather than an email.

Request a valuationThe seller's own address and the basics of the property, plus when they can actually be there. Your highest-value enquiry, treated as such.
Request a rental appraisalRouted to the lettings side, with the landlord pack and registration guidance triggered as follow-up work rather than remembered.
Book a viewingRaised from the property page, so the property is already attached and nobody has to ask which one they meant.
Enquire about this propertyGeneral questions from a listing, with the source page retained on the record so you can see which properties are generating interest.
Register requirementsBudget, bedrooms, area — captured as a buyer or applicant profile you can match against new instructions instead of a note in an inbox.
Branch and team contactGeneral contact that still reaches the right person, rather than one shared inbox everybody assumes somebody else is watching.
These journeys are what we build on the website. Where they feed into Branvia, that connection is delivery work we scope with you. We do not claim a live integration with Rightmove, Zoopla, an accounting package or a deposit scheme — if that matters to you, raise it before you commit, not after.

Website and operations together

Website, enquiry, system, workflow

A brochure website hands you an email. That is where most agency websites stop, and it is why enquiries get lost between an inbox, a phone and a wall planner. The point of building both ends is that the enquiry arrives somewhere it will be worked.

Website

Built to win instructions: clear fees and process, the people who actually do the work, and separate journeys for sellers, landlords, buyers and applicants.

Enquiry capture

Each form asks what that conversation needs and records where it came from — which page, which property, which route.

Branvia

The enquiry becomes a record with an owner and a next action, sitting in a queue somebody is actually looking at each morning.

Agency workflow

Valuation booked, instruction won, listing prepared, viewings, offers, progression — or appraisal, application, move-in and a running tenancy.

Our own software

Meet Branvia

Branvia

The operating system for independent property agencies

Branvia is our own estate agency and lettings management software. It holds the operational side of an agency in one place — enquiries, properties, the sales pipeline and sale progression, lettings and tenancies, rent and client money, deposits, maintenance, compliance and due diligence records, people and documents — organised around what needs attention today, what is due this week and what is in the diary.

Branvia — Today. Sample agency data.
Branvia is optional, not the whole offer.

Plenty of agencies come to us for the website, the enquiry journeys and the automation around them and keep the software they already run. Branvia is there when the operational side is the actual problem — and it starts at £120 per month, with bespoke pricing when it forms part of a wider project.

The parts

What we build, and which of it you actually need

Very few agencies need all of this at once. Most start with one thing that is visibly costing them instructions, and add from there.

A new agency website

Built around instructions rather than property search: fees and process stated plainly, the team who do the work, and separate journeys for sellers, landlords, buyers and applicants.

Website design
A rebuild of the one you have

Where the brand is fine and the site is not converting, is slow, or cannot be updated without ringing somebody. Often the cheapest meaningful improvement available.

Website redesign
Enquiry routing and automation

Acknowledgements that go out immediately, enquiries routed to sales or lettings, and the follow-up that would otherwise depend on somebody remembering.

Operational software

Branvia, where the problem is the working week rather than the website — sales, lettings, tenancies, rent, compliance and maintenance in one place.

Updates, hosting, security and the small changes that otherwise sit on a list for a year. Ongoing care, so the site does not quietly decay.

Straight answers

Questions property agencies ask us

Do you build property search into the website?
Yes, where it earns its place. What we push back on is treating the agency website as a portal competitor — most buyers arrive at a specific property from a portal, so the pages that decide whether you win an instruction matter more than the search that sits above them.
Do you integrate with Rightmove, Zoopla or my current CRM?
Not as an off-the-shelf connection, and we would rather say so plainly. Branvia has no property-portal, accounting or deposit-scheme integrations in its current build, and portal publishing states are modelled in the demonstration rather than connected. If an integration is essential to you, tell us at the first conversation and we will be straight about whether it is in scope, custom work, or not something we would take on.
Do we have to take Branvia to work with you?
No. Plenty of agencies come to us for the website, the enquiry journeys and the automation around them and keep whatever software they already run. Branvia is there for agencies whose actual problem is the operational week, not the website.
Can Branvia be added later?
Yes. The website and the enquiry journeys are useful on their own, and Branvia can follow once you have seen where enquiries are actually getting stuck. Bespoke pricing applies when it forms part of a wider Central Systems project.
How long does an agency website take?
For most independent agencies, four to ten weeks once the content exists. The usual delay is not the build — it is photography, fee wording and sign-off. We will tell you at the start what we need from you and when.
Do you only work with Scottish agencies?
We are based in Fife and most of our clients are Scottish, which is genuinely useful for local search and for understanding the market. The work itself is not restricted by geography — if you are elsewhere in the UK and the fit is right, say so.
What does this cost?
It depends on which parts you take, and we quote against an agreed scope rather than a number over the phone. Branvia is the one published figure: from £120 per month standalone, with a larger package at £149 per month and bespoke pricing when it is part of a wider project.

Next step

Tell us how the agency actually runs

Where the instructions come from, what happens to an enquiry at 9pm on a Sunday, and which part of the week is the one nobody enjoys. We will tell you honestly which piece is worth doing first — and whether that is a website, a system, or neither.
